About

Principal-led, from dirt to doors.

Alex Deitch founded Falcon Realty Partners in 2016 and leads the firm as its owner and principal. He has spent more than twenty years in commercial real estate, developing and acquiring hundreds of properties across the country for national brands and for the regional operators who grow alongside them.

Falcon is principal-led by design. Alex runs acquisitions, investment strategy and the firm’s growth himself, so a site that fits is underwritten, offered on and contracted by the person who will own it, without a committee in between.

The work spans ground-up and build-to-suit development, and the repositioning of second-generation assets: vacated drive-thrus, former bank branches and retail boxes rebuilt for the brands expanding into their trade areas. Falcon delivers, and in most cases continues to own, what it builds.

Alex is a graduate of Clemson University and has been a member of ICSC for more than twenty years. He lives and works in Atlanta.

Approach

How Alex reads a site.

The spine of the trade area

On the corridor that carries the node’s traffic, in the immediate trade area, with real access and a signal. A good building one street off the spine is still the wrong site.

Growth-edge towns over infill

The towns on the expanding edge of a metro, where the brands are opening next, over dense nodes already priced for the tenant that is there today.

The tenant sets the price

A site is worth what its tenant can pay to be on it. Underwriting starts from the rent a brand will carry on that corner, not from the seller’s ask.

A tired box on a strong corner

A worn-out operator on the right corner is a buy signal, not a reason to pass. Second-generation buildings are rebuilt for the next brand, not written off.
